Minimum Home Set-up Regulations for Single-Wide

1.      Home must be a minimum of 14’ x 60’, have vinyl siding and shingled roof.  No home may be over 2 years old unless inspected and approved by the representative of PSMHC.  Homes under 2 years old must be in excellent condition.  Homes must be set as low to the ground as possible.  Lowest corner may not be over 18” high.  Tongue of home must be removed.

2.      Home must have underpinning of brick within 21 days of set-up.  All underpinning must be kept in good repair at all times.  Access door must be in the back 1/3 of the home, if possible.

3.      A covered porch with a minimum of 8’ x 10’ square feet must be added to each home.  Larger decks or patios should not extend closer than three feet to the property line.  All decks or porches must be skirted with material approved by PSMHC.  All porches, decks, patios, and awnings must be approved by PSMHC.

4.      Carports must be set a minimum of 4 feet from the road.

5.      A walkway with a clearly defined border must be approved from the parking area to the entrance.

6.      Connections to air conditioners, heat pumps, breaker boxes, cable TV, etc. must be run through conduit or be placed underground to home per Greenville County standards.

7.      No loose wiring may be under home.  All wiring must run through conduit, buried, or hung under home to meet Greenville County standards.

8.      Front of home must not be set closer than 21 from the edge of street and even with the other homes, except where applicable.

9.      The representative of PSMHC ( Dale Bishop 864-313-2363 ) must be contacted prior to installation of home and must be on site during installation unless prior arrangements have been made.

10.  Homeowners will be responsible for any damages to PSMHC property caused by home movers.

 The above regulations are for single-wides; however the PSMHC representative reserves the right to make changes that are presently unforeseen.
